Johns Creek is HOA-heavy. The vast majority of homes we fence here sit inside an active HOA — Country Club of the South, St. Ives, Ocee, the various Medlock Bridge and Newtown subdivisions — and every one of those communities has its own architectural review process.
Contractors in our network submit those packets in-house on every fence installation job and have an internal database of which committees approve which materials, heights, and stain colors so we can recommend a specification that will pass on the first review.

Local Fence Contractor Work in Johns Creek
On the city side, Johns Creek follows the Fulton County 6-foot height by-right rule and requires permits for fences over 6 feet and for all pool-enclosure fences. The city's Community Development office on Lakefield Drive handles permits and is generally responsive within 5 to 10 business days.
Johns Creek lots tend to be wooded — pines, hardwoods, and the inevitable root mats that make post setting a different proposition than on a cleared lot. The local contractors we work with use auger trucks where the lot allows and hand-dig where roots make machine work impractical. Concrete volume per post does not change with the dig method; we still pour 50 to 60 lb per line post and more on corners and gates.
Deck work in Johns Creek is dominated by replacement of original 1990s and 2000s pressure-treated decks. The most common surprise we find on tear-out is undersized joists — 2x8 spanning 13 or 14 feet, where current code and good practice call for 2x10 or 2x12 at that span. Contractors in our network frame the replacement to actual span tables and current code, every time.
Composite decking is more common in Johns Creek than in some of our other markets — homeowners here have done the math on long-term maintenance and the up-front composite premium pays back over a 20-year hold. Trex Transcend and TimberTech AZEK are our two most common product lines.

Recent Johns Creek Project Spotlight
A contractor in our network replaced the original deck on a Medlock Bridge property — a 420-square-foot pressure-treated deck whose ledger had been nailed (not bolted) to the rim joist and whose footings were deck blocks set on the surface. The contractor tore the deck, repaired the rim with sister joists and structural connectors, attached a new ledger with structural screws and z-flashing, and rebuilt the deck on six poured-in-place sonotube footings 30 inches below grade. The new surface was Trex Transcend in Spiced Rum.

Johns Creek Homeowner Questions
Will you handle the HOA submission for me?
Yes. We prepare and submit the architectural review packet — survey, fence elevation, material spec, stain color — on your behalf and respond to committee revision requests directly.
How long does HOA approval take in Johns Creek?
Most committees turn submissions in 7 to 21 days. We do not start any installation before written approval is in hand.
Do you remove the existing deck?
Yes — every replacement quote includes tear-out and disposal of the existing deck. We haul the lumber to a licensed C&D recycling facility, not the curb.
